Hotel Development Opportunities

Portsmouth City Council is keen to see more hotels in Portsmouth to help serve its long established tourism market, support its conference offer, attract more major events and provide supporting facilities for its businesses.

To gain a better understanding of the local market and hotel investment trends, plus inform its Local Development Framework it commissioned a Portsmouth Hotel Futures study.

Portsmouth Hotel Futures 2007
The study objectives were to:
  • assess current demand for hotel accommodation and forecast potential growth over next 20 years (to 2026)
  • determine market opportunities for new hotel development (number, size and standard)
  • identify and evaluate potential hotel sites against requirements and location drivers
  • gauge developer interest and identify key decision makers

The key findings were:

  • up to 12 hotel sites (1,511 rooms) needed within next 20 years, based upon medium market growth scenario, of which 5 (545 rooms) needed within next 5 years (including one 4-star)
  • significant interest in Portsmouth from developers/operators, with strongest interest from budget, upper-tier budget and 3-star brands
  • some excellent sites for hotel development in Portsmouth, with potential for some to come forward in the short-term
  • more hotels would be required if a new conference facility is built in the city
  • opportunities to develop further the boutique hotel offer and establish suite hotels

Hotel Development Opportunities
In addition to the planned 150-bed hotel within the Northern Quarter development (due for completion in 2011), the following sites within the Station Square area of the city centre (around Portsmouth & Southsea railway station) have been identified as suitable for hotels:

  • Station Square West
  • Stanhope Road West
  • Surrey Street West
  • Surrey Street East

Portsmouth City Council Advice/Information for Developers/Operators
In addition to the Portsmouth Hotel Futures Study data, the City Council can provide further relevant demographic information to support investment decisions (see Information internal link and its Statistics section for examples).
