Local Housing Allowance Rates
The Local Housing Allowance (LHA) rates are applicable to private tenants making a claim for housing benefit. These are the maximum amounts for each catergory. The actual amount you will be entitled to will depend on your income and savings.
Every year the council has to recalculate private tenants' LHA so that it stays in line with market rents. When you have been on LHA for a year, your benefit is calculated with the new rate.
Size criteria
The number of people living with you will be used to work out what category of Local Housing Allowance you receive.Category S
· Category S is applied if a tenant has exclusive use of only one bedroom and where the tenancy requires the tenant to share one or more of a bathroom or toilet or kitchen· Category S applies to all single claimants under 25 with no dependants (unless the claimant is a care leaver under 22 or severely disabled).
Bedrooms
· One bedroom for every adult couple· One bedroom for any other adult aged 16 or over
· One bedroom for any two children of the same sex aged under 16
· One bedroom for any two children regardless of sex under age 10
· One bedroom for any other child
More than six rooms
