Building Regulation Exemptions
Notes:These notes are for domestic property and refer only to exempt buildings under the Building Regulations. They are for guidance and are not intended to be a full or binding list of the statutory exemptions. It is advised that you submit a sketch plan with a written enquiry and obtain written confirmation with regard to any exemptions you are seeking.
A – Small Detached Buildings
Provided floor area is less than 15m² and contains no sleeping accommodation.
B – Greenhouses
Provided they are not used for retailing, packing or exhibiting.
C – Detached Buildings
Provided floor area is less than 30m², with tiled or felted roof, and contains no sleeping accommodation and either:
· Has brick or concrete walls, or
· Is more than 1m from the boundary
D – Single Storey Additions
(Without permanent openings from the house, such as arches) Conservatories, porches, covered yards or carports open on at least two sides with floor area less than 30m². N.B Conservatories must have fully glazed roofs, and glazing must comply with Part N of the Approved Documents (i.e. safety glazing where appropriate).
